How does HOMEBOY work?
HOMEBOY is the breakthrough in the search for flats in Germany. Our property bots search the largest property portals for you at the same time and forward new flat listings to you by email or WhatsApp as soon as they are uploaded to a property platform. To create a search profile, you can create a free account on our website.
To be successful in your flat search, you must fulfil three criteria:
1. Apply to as many listings as you can because demand always exceeds supply.
2. You must apply quickly, as landlords always process the fastest applicants first and invite them to viewings.
3. You need a complete and attractive application portfolio so that landlords can see how well you fit the flat.
HOMEBOY optimises points 1 and 2 for you and we are also happy to help you with point 3. Our property bot filters and forwards you all flat offers from all portals that match your search criteria. You will also see every new listing without delay so that you are always among the first applicants.
The result: HOMEBOY users find their flat in 6 weeks on average, have 3-5 times more flat viewings and save 90% of their time looking for a flat.
HOMEBOY is a simple web app. If you want to start your flat search with HOMEBOY, simply follow the steps below:
1. Create an account at www.homeboy.immo/en. Once you have registered, your free 7-day trial will start automatically.
2. Create a search profile and manage your search settings so that we know exactly which flats we should forward to you
3. Confirm your email address and / or telephone number so that we can start sending you flat offers. For the email confirmation, simply wait for the confirmation email and click on the link. For the phone number confirmation you should receive a welcome message from HOMEBOY. Follow the instructions and write "START" in the chat to confirm the receipt of offers.
Now you receive the newest flat offers according to your search profile.
You can go into your account at any time to customise your searches or manage your subscription.
Of course, you can never promise anything when looking for a flat. Every market, landlord and applicant is different. But: HOMEBOY users find their flat on average in 6 weeks instead of 6 months, have 3-5 times more viewings and save 90% of their time looking for a flat. We give you the right tools to find a new home as quickly as possible.
But this also depends on you. Only if you always respond quickly to new housing offers can you really make the most of the time advantage in the application process.
HOMEBOY gives you a clear competitive advantage in the housing market, because our service allows you to see almost every flat advertised on the Internet and you will always be one of the first applicants for every flat if you want to be. In each search profile, you can specify the city/district, rental price, living space, number of rooms and radius. You can also search for houses or properties for sale in general. Additional filters in the settings allow you to selectively show or hide short-term, premium, WBS and shared flats.
Open the flat offer immediately, use the platform's contact button and send your complete application via the platform. Speed is crucial - the first applicants almost always get the viewing appointments. A little tip: create an account on all major property platforms so that once a suitable flat comes in, you can send your application immediately.
Apart from the subscription price (from €16.33 / month), should you have bought one, there are no fees on our part.
As usual, you will have to pay a deposit, any estate agent's commission and removal or furnishing costs for the flat itself; HOMEBOY does not charge any extra fees for this and expressly advertises ‘no hidden costs’.
However, we recommend creating a paid premium account on the largest property portals, as this further increases your chances.
You can activate or hide these categories separately in the search settings. Otherwise, HOMEBOY treats them like any other advert and forwards them in real time. Exchange flats are not displayed at all. At HOMEBOY, we make sure that only adverts that match the actual search criteria are forwarded.
HOMEBOY currently searches Immobilienscout24, Immowelt, Kleinanzeigen, WG-Gesucht, Immonet, Quoka and eBay - a total of eight major sources. Your favourite source is missing? Then write to us: support@homeboy.immo
Each subscription includes up to four search profiles and four email recipients - so you can create a search profile for each WG member. However, you can only store one phone number for WhatsApp forwarding.
We only take you ’to the door", but you still have to apply yourself. We will send you the listings with general information and a link to the relevant platform. There you contact the property owner or agent.
We recommend that you create and complete a full profile on each property portal you are considering in advance. The better prepared your profile is, the quicker you can apply for your dream flat and the better your chances of being accepted.
Questions about HOMEBOY Subscriptions
No. The free licence ends automatically after 7 days. It does not need to be actively cancelled. HOMEBOY users only take out a subscription if they actively decide to do so and make a purchase in our subscription shop.
Even if customers take out a subscription, they can cancel it flexibly at any time with just one click. Then it simply expires on the next renewal date of the subscription.
HOMEBOY users can opt for a monthly, 2-month or 3-month package after their trial; each package renews automatically until you cancel. So if you buy a monthly subscription, it renews every month and can also be cancelled every month. If you buy a 3-month subscription, the subscription renews every three months and can always be cancelled within these three months. Included are 4 search profiles, 4 emails, 1 WhatsApp number & all 8 portals
Overall, our philosophy is to be as customer-friendly and fair as possible. So if you see or experience anything in your HOMEBOY experience that was not clear enough or can be improved in communication or the business model, we look forward to your feedback: support@homeboy.immo
Simply cancel the renewal in the customer area under ‘Subscriptions’ with one click or write to Support at support@homeboy.immo at least one day before the end of the current period.
Reimbursement is only possible on the basis of goodwill; contact support@homeboy.immo or +49 228 304 126 24 as soon as possible.
Questions about your Account
Check whether your email/WhatsApp number has been confirmed. You must confirm your account once for email forwarding. If you have set up WhatsApp forwarding and your number has already been registered with HOMEBOY, you should receive a welcome message from HOMEBOY. Confirm the number and activate the forwarding of the flats by writing ‘START’ in the chat.
Loosen any filters (e.g. upper rent limit, radius). Perhaps the search criteria you have entered are unrealistic or incorrect.
Give yourself a day - in very small markets with few offers it can take a while.

Register with your German university e-mail address, confirm the account and create at least one search profile - done. If there is a problem, write to support and they will activate your account manually.
First cancel your subscription (see above) and then send an informal deletion request to support@homeboy.immo. Support will usually confirm the complete deletion of your data within the next 3 working days.
How to find an apartment

Those who apply for flats the quickest and most will be the most successful in their search for a new home. That's easier said than done.
There is no single formula for success, but there are a few ways to drastically increase your chances:
1. you should turn on your push notifications and stay mobile. As soon as a new flat appears that matches your wishes, apply immediately! Be it for HOMEBOY messages or push notifications from the property portals. You can also create search requests on the property portals. Unfortunately, these are not always complete or send you offers with a long delay, so that hundreds of people have already applied before you. The safest way to receive all flat offers from all portals in real time is with HOMEBOY.
2. set up a profile on the property platforms and have all documents ready digitally in advance. If your dream flat suddenly comes in, you don't want to start with a registration process first. Because by the time you've finished, your application will be too late. So always be ready to pull out your file!
3. polite, concise cover letter with facts (occupation, income, move-in date).
If possible, you should offer a flexible viewing window. Show your sincere interest in the property and give the landlord the feeling that you are not only acceptable, but also a good fit for the flat. For example, mention 1-2 features of the flat that you particularly like. This signals to the landlord that you have really looked into the offer and are showing genuine interest.
4. the viewing appointment: Our experience has shown that a friendly, almost cheerful demeanour, where you express your enthusiasm for the flat, is the surest way to get a commitment. If there are several applicants with the right application documents, landlords often decide based on gut feeling and sympathy. So don't give them any reason not to like you or to find you difficult to assess.
For more tips on how to maximise your chances of finding a flat:
Make sure that you collect all documents in full. One missing document can cost you the offer.
Which documents you should always have in your application folder:
1. Letter of application,
2. Current SCHUFA information
3. Certificate of no rent arrears from previous landlord,
4. Proof of salary (usually the last 3)
- ideally as one PDF.
As a rule of thumb, HOMEBOY (and most landlords) recommends spending no more than ⅓ of your net income on rent. So if you earn €2100 net, you shouldn't spend more than €700 on your rent.
